Making Tax Digital Setup and Quarterly Reporting

From April 2026, landlords earning over 50,000 per year must use MTD for Income Tax, with further thresholds following in 2027 and 2028. I set up the right software, connect it to your records and manage the quarterly submissions to HMRC on your behalf. You do not need to know how MTD works. I do.

Common questions

Yes, if you receive rental income you are required to report it to HMRC through self assessment, even if your profits fall below the tax threshold or your main income is through PAYE. Many landlords do not realise this applies to them, particularly those who have inherited a property or recently taken on a first letting. I can confirm your obligations and handle the return for you.
Allowable expenses include letting agent fees, property maintenance and repairs, insurance, ground rent, service charges, accountancy fees and certain travel costs. Mortgage interest is no longer deductible as an expense, though you can claim a basic rate tax credit instead. The distinction between repairs and capital improvements matters here, and getting it wrong is a common reason landlords overpay tax.
Making Tax Digital for Income Tax requires landlords to keep digital records and submit quarterly updates to HMRC instead of a single annual return. It applies from April 2026 for landlords with income over 50,000, from April 2027 for those over 30,000, and from April 2028 for those over 20,000. I set up the right software and handle every submission, so the process does not fall on you.
This is more common than most landlords realise, and it is fixable. I work through what you have, piece together any gaps using bank statements and receipts, and bring everything up to date. If there are penalties to deal with or disclosures to make to HMRC, I handle those conversations on your behalf in plain English.
