Is your landlord accounting on track?
Answer five quick questions about your rental income and records, and I will show you exactly where you stand.
What I handle on your behalf
From your annual self assessment to quarterly MTD submissions and tax planning, I take care of the full picture for landlords with one property or several.
Self Assessment and Rental Income Tax Returns
I prepare and file your self assessment each year, making sure every allowable expense is claimed correctly and your rental income is reported accurately to HMRC. This covers property income from residential lettings, furnished holiday lets and mixed portfolios. You never have to guess what to include or whether you have got it right.
Filed on time, every timeTax Planning for Landlords
Mortgage interest relief changed in 2017, and the rules on what you can and cannot deduct still catch many landlords out. I review your position each year to make sure you are not paying more tax than you owe and that your expenses are being claimed correctly. If there are planning opportunities, I will flag them to you in plain English.
Ongoing, year-round adviceMaking Tax Digital Setup and Quarterly Reporting
From April 2026, landlords earning over 50,000 per year must use MTD for Income Tax, with further thresholds following in 2027 and 2028. I set up the right software, connect it to your records and manage the quarterly submissions to HMRC on your behalf. You do not need to know how MTD works. I do.
MTD ready nowWhy clients come back every year
Most landlords switch to me because they want one person who knows their situation and gives them a straight answer.
You always speak to me directly
There are no junior staff, no account managers and no handoffs at Anchor Accounts and Books. Every question goes to me, and I reply the same day. If something changes with your property, your tenancy or your tax position, you ring me and I give you a clear answer.
A fixed fee with no surprises
I agree a fixed fee before any work starts, so you know exactly what you are paying and why. There are no additional charges for a question asked mid-year or a form filed on your behalf. You budget confidently and I do not add charges after the fact.
Records in a mess? That is fine.
Most landlords come to me with receipts in three places, a spreadsheet that nobody trusts and a nagging feeling something has been missed. I work through what you have, reconstruct anything that needs it and get your records into order from day one. Past mistakes are fixable, and I will not make you feel small for asking.
How it works
Getting started takes one conversation and no paperwork until you are ready.
Book a free call
You book a free call through the contact page and we talk through your property situation, your current records and what needs doing. There is no obligation and no sales pitch. I just want to understand where you are.
I review your position
Once I understand your rental income, expenses and history, I tell you exactly what needs to be done, what you may have missed and what the tax position looks like. You get clarity before you commit to anything.
We agree a fixed fee
I give you a fixed fee covering everything we have discussed. No hidden extras, no vague estimates. You know what you are paying before any work begins.
I handle everything from here
I take care of your bookkeeping, self assessment, MTD submissions and any correspondence with HMRC personally. You get updates when they matter and a direct line to me whenever you have a question.
